Dear Applicant:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Deck Layout
1.: The layout of the proposed stairs on the southern side of the deck as shown on the
site plan is inconsistent with the layout of the stairs as shown on the building plans. Please correct
this discrepancy.
Deck Material
2.: Please note on the plans whether the deck is wood slotted or of impervious
material. If the deck is of impervious material, additional review by the Engineering Division will
be required.
Critical Areas
3.: Since the subject site contains and/or is adjacent to slopes that are steep enough to
be considered Erosion Hazard and Landslide Hazard Areas, the proposed deck expansion is subject
to the critical areas code requirements of Edmonds Community Development Code (ECDC)
Chapters 23.40 and 23.80. A geotechnical report addendum was provided by Associated Earth
Sciences, Inc. dated March 15, 2010 for the current house and deck (Permit No. BLD20100182);
however, an additional addendum will need to be provided stating that the revised deck plans were
reviewed by Associated Earth Sciences, Inc., (or another qualified geotechnical engineer), that the
proposal will not compromise the stability of the slopes on or adjacent to the site, and that the
proposal is consistent with the applicable critical areas code requirements of ECDC 23.40 and
23.80.
You may redline Items #1 and #2 on your plans, or you may submit three new copies of your site plan
and two copies of any updated building plans. All submittals should be made to a Development Services
Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
