SW DEAN CARPORT, LOCATED AT 8511 – 218 Dear Mr. Dean: I have reviewed your resubmittal for the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Reasonable Accommodation: Thank you for your letter requesting a reasonable accommodation. 1. Your request is being processed under File No. STF20100022. Jennifer Lambert, Engineering Technician, will respond regarding stormwater requirements under a separate letter. I am reviewing the requested reasonable accommodation in respect to the maximum allowed lot coverage for the site. When a reasonable accommodation is granted for a property, a covenant must be recorded against the property stating that the site must be brought into compliance with the code within six months of when the individual the request is granted for no longer resides at the residence (as was done with your pool). As such, the structure that is constructed to provide your wife with a covered area to get in and out of the car must be removed once your wife no longer resides at the property. It was noted that you changed your proposal from a carport to a garage; however, this will be a much more expensive structure to remove in the future. Additionally, as requested in my last letter, staff needs additional information on why use of a smaller carport or garage wouldn’t meet your wife’s needs or why it wouldn’t be possible to replace the French doors on the back building with a garage door and utilize that space for covered parking. We note that the interior of the garage as proposed, considerably exceeds the standard for disabled parking established by the 2010 ADA Standards as adopted by the Department of Justice. As part of your response, please provide a letter from Mrs. Dean’s treating physician and/or medical provider stating the necessary requirements needed for Mrs. Dean to have full enjoyment of the residence. This letter should at least address the minimum need for covered parking. Additionally, in your response, please explain what is the most reasonable option possible for providing covered parking for your wife and that you understand that the structure would need to be removed once your wife no longer resides at the residence. Shed: The “Drainage Area Plan” emailed to Jennifer Lambert by Rampart Engineering indicates an 80 2. square foot shed at the northwest corner of the property. This shed must be indicated on your site plan and included in the lot coverage calculations. All submittals should be made to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
