Dear Mr. Dean:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Reasonable Accommodation
1.: I understand that the purpose of the proposed carport is to provide
shelter for your wife, who has Multiple Sclerosis, when getting in and out of the car. Since your
proposal for the carport causes the total lot coverage of the site to go above the maximum allowed
coverage of 35 percent, a reasonable accommodation would be necessary to allow an exception from the
lot coverage requirement. Edmonds Community Development Code (ECDC) Chapter 17.05 provides
the regulations for obtaining a reasonable accommodation. In order for staff to review the requested
exception to the lot coverage requirement, please submit a letter explaining why the proposed carport is
necessary for your wife and her condition and why a smaller carport or use of existing garage space
would not reasonably accommodate your wife’s needs. I am enclosing a copy of ECDC 17.05 for your
reference.

2.: Please indicate the locations of the existing pool and spa on your site plan.
Height Calculations
3.: Please make the following corrections to your height calculations:
a.It is unclear what exactly was used for your datum point, as there is a label stating “datum pt.

+100’” in 218 St. SW, but it does not specify what object was used as the datum. Please identify
what the datum point is, such as a manhole cover, catch basin, top of fire hydrant, etc.
b.The proposed carport as shown is considered to be attached to the main building and guest house
building for the purposes of height calculations. Thus, the height rectangle must be revised to be the
smallest rectangle to fit around the existing house, proposed carport, and existing guest house
(excluding up to 30 inches of eaves). Note that if the size or location of the proposed carport
changes, then the location of the height rectangle might also change. Please update the location of
the height rectangle on your site plan, and make all necessary updates to the elevations of Points A
through D. Also, please update the height calculations, including average grade, maximum allowed
height (25’), and proposed height as shown on your site plan and building elevations.
All submittals should be made to a Development Services Permit Coordinator, Monday through Friday,
