Design Review Process
Design review for signs is considered a Type I decision subject to the requirements of ECDC 20.01.003 and ECDC
20.60 (Sign Code).
Analysis:
1.Location. The subject site is located at 306 Main Street, within the Downtown Business (BD-1) zone. The site
is designated as Retail Core and Downtown/Waterfront Activity Center in the Edmonds Comprehensive Plan.
The proposal is subject to the general criteria found in the sign code (ECDC 20.60) and the design guidelines
within the Comprehensive Plan and ECDC 22.43.
2.Sign type. The proposed wall-mounted sign is a permitted sign type in the Downtown area. The site is
permitted to have one sign per tenant space or three per site. The proposed sign will be the only wall-mounted
sign for The Driftwood Players and will be the third sign on the site, as Bank of America has an existing pole
sign in the parking lot and a sign on the awning on the front of the building. The tenant space for The
Driftwood Players is located on the south side of the building in the basement floor; however, the sign is
proposed for the north side of the building to help direct customers to the ticketing office since the tenant space
is difficult to find.
3.Size. The maximum allowed area of wall signs within the BD zones is 1 square foot per lineal foot of attached
wall or tenant space. Additionally, the maximum total sign area for the site is 1 square foot per lineal foot of
wall with the main public entrance. The applicant has stated that the wall containing the main building entrance
to Bank of America is approximately 65 feet. Thus, the maximum allowed total sign area is 65 square feet and
the maximum allowed sign area along the northern building façade is also 65 square feet. The existing pole
sign in the parking lot is 25.625 square feet per the approved building plans (BLD19990622). The existing
awning sign has three sides; however, no more than one side can be seen at any given time. The main side of
the awning sign is approximately 10 square feet per the approved building plans (BLD20020821). The
proposed new sign is 4 square feet. The total sign area for the site would become 39.625 square feet, which is
below the maximum allowed for the northern building façade as well as for the total site. Thus, the proposed
sign complies with the square footage requirement for wall signs.
4.Color. The proposed sign face is shown as a yellowish/orange on the plans; however, the plans state that the
actual color of the background will match the building color. The proposed lettering is blue and the proposed
logo is black. It has been determined that these are acceptable colors for this site with the condition added to
the face of the plans stating that the background of the sign shall be painted to match the building color.
5.Height. Wall signs may be a maximum of 14’ high or the height of the face of the building. In this case, the top
of the sign will be less than the height of the face of the building and will, therefore, comply with the height
requirements.

6.Illumination. The proposal does not include any plans for illuminating the sign.
