Property Owner Applicant Cody Ryu Speedy Signs 15021 Aurora Ave. N 19106 Highway 99, Suite A Shoreline, WA 98133 Lynnwood, WA 98036 Design Review Process Design review for signs is considered a Type I decision subject to the requirements of Edmonds Community Development Code (ECDC) 20.01.003 and ECDC 20.60 (Sign Code). Analysis: 1. Location. The subject site is located at 22923 Highway 99, within the General Commercial (CG) zone. The site is designated as Highway 99 Corridor in the Edmonds Comprehensive Plan. The proposal is subject to the general criteria found in the sign code (ECDC 20.60) and the design guidelines within the Comprehensive Plan. 2. Sign type. The proposed wall -mounted sign is a permitted sign type in the Highway 99 area. The site is permitted to have one sign per tenant space. The proposed sign will be the only wall -mounted sign for this tenant space. 3. Size. The maximum allowed area of wall signs within the CG zone is 1 square foot per lineal foot of attached wall or tenant space. The applicant has stated that the tenant space is 20 lineal feet. Thus, the maximum allowed sign area for the tenant space is 20 square feet. The plans indicate that the sign will be 17.42 square feet. Thus, the proposed sign complies with the square footage requirement for wall signs. 4. Color. The proposed wall sign includes yellow channel letters and an orange oval with white letters inside. A condition has been added to the plans to paint the raceway to match the color of the building fagade. These are acceptable colors for this site along the Highway 99 Corridor, 5. Height. Wall signs may be a maximum of 14' high or the height of the face of the building, In this case, the top of the sign will be less than the height of the face of the building and will comply with the height requirements. 6. Illumination. The sign will be internally illuminated, which is allowed for signs within the Highway 99 Corridor. Decision: Based on the facts and conclusions of this report, staff finds that the design review for this project (File No, BLD20100594) is APPROVED. I have reviewed the application for compliance with the Edmonds Community Development Code.
