Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Number of existing signs: How many existing permanent and temporary signs are located at the site, if any? Per ECDC 20.60.025.A.4, a maximum of three permitted permanent signs are allowed per site. According to ECDC 20.60.080.A.2, the maximum duration of display is 60 days in any calendar year for the cumulative posting of all temporary commercial signage upon each commercial location or premises. 2. Area of existing signs: If applicable, what is the total area of the permanent and temporary signage on the site? Per ECDC 20.60.025.A.1, the maximum total permanent sign area for allowed or permitted uses in the BC zone is one square foot of sign area for each lineal foot of wall containing the main public entrance to the primary building or structure on the lot. According to ECDC 20.60.080.A.3, the total maximum area of temporary signage for a lot in the BC is 20 square feet. Sin e: The proposed sign is shown to have a base which is elevated on four pipes. By code, this would be considered a pole sign, which is a freestanding sign where the structural support for the sign is a pole(s). According to ECDC 20.60.020.L, pole signs are not an allowed sign type in the Westgate/SR-104 district. As an alternative, the sign could be mounted on a concrete pad; it would then be considered a monument sign which is an allowed type in the district. On an updated site plan, please indicate the location of the sign relative to the existing landscaping at that portion of the site. 4. Sign colors: What colors are proposed for the support structure and sign face? All referenced code sections are available through the City's website at: http://www.mrse.org/i-ne/edmonds/Edmondsnt.hti-nl. You may redline your existing plans or submit three copies of your updated plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:00 pm. If you have any questions, please contact me at (425) 771-0220. Sincerely, 61 Mike Clugston, AICP Planner
