Design Review Process
Design review for signs is considered a Type I decision subject to the requirements of ECDC 20.01.003
and ECDC 20.60 (Sign Code).
Analysis:
1. Location. The subject site is located at 514 Main Street, Suite B, within the Downtown Business
(BD -1) zone. The site is designated as Retail Core and Downtown/Waterfront Activity Center in the
Edmonds Comprehensive Plan. The proposal is subject to the general criteria found in the sign code
(ECDC 20.60), the design guidelines within the Comprehensive Plan, and the design guidelines
specific to the BD -1 zone within ECDC 22.43.
2. Sign type. The proposed wall -mounted sign is a permitted sign type in the Downtown area. The site
is permitted to have one sign per tenant space or three per site. The proposed sign will be the only
wall -mounted sign for "Amber Salinas Photography" and will be the third sign on the site, as "Glazed
and Amazed" has an existing wall -mounted sign on the building and projecting sign hanging from the
awning. The tenant space for "Amber Salinas Photography" is located on the second floor of the
building, and the proposed sign will be mounted on the upper portion of the building adjacent to this
tenant space.
3. Size. The maximum allowed area of wall signs within the BD zones is 1 square foot per lineal foot of
attached wall or tenant space. Additionally, the maximum total sign area for the site is 1 square foot
per lineal foot of wall with the main public entrance. The applicant has stated that the wall containing
the main building entrance is 32 lineal feet. Thus, the maximum allowed total sign area for the site is
32 square feet, and the maximum allowed sign area on the northern building fayade is also 32 square
feet. The existing wall sign for "Glazed and Amazed" is 13.89 square feet and the existing projecting
sign is 1.1 square feet, for a total existing signage of 14.99 square feet (per BLD20050850). The
proposed wall -mounted sign is 17 square feet. The total sign area for the northern fagade as well as
for the entire site will become 31.99 square feet, which is almost exactly at the maximum allowed
total sign area of 32 square feet for the site as well as for the northern building fagade. Thus, the
proposed sign complies with the square footage requirement for wall signs.
4. Color. The proposed sign face is white with black and blue lettering. It has been determined that
these are acceptable colors for this site.

5. Height. Wall signs may be a maximum of 14' high or the height of the face of the building. In this
case, the top of the sign will be less than the height of the face of the building. Therefore, the
proposed sign will comply with the height requirements.
6. Illumination. The proposal does not include any plans for illuminating the sign.
Decision: Based on the facts and conclusions of this report, staff finds that the design review for this
project (File No. BLD20100623) is APPROVED.
