Since these are three separate parcels, it will need to be shown that the proposed deck complies with the site development standards for the parcel on which the house is located (parcel #00513100016103), or the parcels will need to be combined or the lot lines adjusted to the extent necessary for the deck to comply with the applicable development standards. In particular, it is unclear if the proposed deck will comply with setback requirements from the southern and western property lines of the parcel on which it is located and if it will comply with maximum lot coverage requirements (as discussed below). Therefore, please update the site plan to reflect the location of the property lines of the parcel on which the home is located (parcel #00513100016103), and provide setback and lot coverage information as described below. If the deck will not comply with these requirements, please contact me to discuss lot combination or lot line adjustment options. Setbacks: The minimum required setbacks for the RS-8 zone are as follows: 25’ street setback from the 2. eastern property line, 7.5’ side setbacks from the northern and southern property lines, and 15’ rear setback from the western property line. Please provide the shortest distances from the deck to all four property lines of the parcel containing the residence (parcel #00513100016103) in order to show compliance with the minimum required setbacks. If the deck will not comply with the required setbacks to the property lines of this one parcel, the deck will need to be modified in order to comply or a lot combination or lot line adjustment will be necessary. Lot Coverage 3.: Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Please provide lot coverage calculations on your site plan. Note that the lot coverage calculations must include the areas of the footprint of the existing residence, garage, deck, and any other existing or proposed structures on this parcel. Please provide the total lot coverage in square feet and as a percentage of the lot area of the parcel containing the residence (parcel #00513100016103). The maximum allowed lot coverage for the RS-8 zone is 35 percent of the net lot area. As stated above regarding the setback requirements, if the deck will not comply with the maximum lot coverage requirements, the deck will need to be modified in order to comply or a lot combination or lot line adjustment will be necessary. All submittals should be made to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
