Dear Ms. Bodine,
I have reviewed the above building permit application for the Planning Division. Before I can sign
off on the permit, however, the following information needs to be clarified in a written response:
Height calculations: Aerial photography indicates that there was previously a roofed
structure on top of the existing deck. The submitted plans do not show this feature. If it no
longer exists and is not intended to be rebuilt, that is fine. However, if it is to be rebuilt,
please submit a true and accurate site plan showing the roof structure and other features on
the site as well as height calculations including the house and deck roof. Handout B41
(http://www,ci.edmonds.wa.us/Public Handouts/Building =handouts/1341-HEIGHT.pdf)
describes how to calculate and present the height calculation information.
2. Structural lot coverage: On the site plan, please include structural lot coverage calculations,
excluding areas of roof overhang. According to ECDC 21.15.110, "[cloverage means the total
ground coverage of all buildings or structures on a site measured from the outside of external
walls or supporting members or fi-om a point two and one-half feet in from the outside edge of
a cantilevered roof, whichever covers the greatest area."
3. Critical areas checklist: The City currently does not have a critical areas checklist on file
for the site. If any ground disturbing activity will occur as part of this permit, please
submit a critical areas checklist with your resubmittal.
Please submit three copies of your updated site plan and two sets of any updated sheets of the
building pians. Please make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am
