Dear Ms. Graham:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Site Plan:
1.Please provide a site plan indicating the locations of the two proposed signs. You may
use a copy of the site plan from your tenant improvement permit as a base for this plan and simply
draw the locations of the two proposed signs on it. Please note that the freestanding sign must be
located entirely on private property in a location that will not cause a sight distance hazard. You
may discuss any questions on vehicular sight distances with JoAnne Zulauf, Engineering
Technician, at (425) 771-0220 or zulauf@ci.edmonds.wa.us.
Freestanding Sign Type:
2.The proposed freestanding sign is considered a pole sign because the
structural supports for the sign are poles/posts. Pursuant to ECDC 20.60.020(L), pole signs are not
permitted within the BN zone. However, monument signs are an allowed form of freestanding
signs. A monument sign is defined as a freestanding sign that has integrated the structural
component of the sign into the design of the sign and sign base. Thus, the proposed sign will need
to be modified from a pole sign to a monument sign. This could be done by removing the support
posts from the sides of the sign and adding a solid base to support the sign directly on the ground.
Freestanding Sign Height:
3.The maximum allowed height of a freestanding sign within the BN
zone is 14 feet if it complies with setback requirements; however, if the sign does not comply with
setback requirements, it may not exceed 3 feet in height. The minimum required street setback for
the BN zone is 20 feet. Therefore, due to the proposed freestanding sign’s location within the 20-
foot street setback, the sign must be reduced in height to a maximum of 3 feet. As you make the
modifications to the freestanding sign discussed above to convert it from a pole sign to a monument
sign, please keep in mind that the height of the sign may not exceed 3 feet.
Design Review Fee:
4.A $115 design review fee is required for review of signs. Please note that
this fee will be added to the total due prior to permit issuance.
