Dear Mr. Luchini:
I have reviewed your resubmittal dated November 23, 2010 for the above building permit application for the
Planning Division, and it was found that the following information, corrections, or clarifications will need to
be addressed before review can continue:
Sign Illumination:
1.Pursuant to ECDC 20.60.020(M)(3), internally illuminated signs in the downtown
area must be mounted on the wall of the building. Thus, the proposed monument sign may not be
internally illuminated. Please revise your plans to remove the internal illumination from Sign C.
External illumination consistent with the general regulations of ECDC 20.60.020 would be permitted.

LandscapingPursuant to ECDC 20.60.045(G), the proposed monument sign must have a landscaped

area twice the size of the sign area at the base of the sign. Grass is not acceptable to meet this
landscaping requirement. Thus, please indicate on the plans a landscaped area of at least twice the size
of Sign C at its base, and indicate the proposed plantings for this area.
Sign Area:
3.Pursuant to ECDC 20.60.045(B), the maximum allowed sign area for a freestanding sign in
the BD2 zone for a single tenant is 32 square feet. The plans for Sign C do not indicate the size of the
sign face (i.e. the entire area of the white lexan); however, the plans do indicate dimensions of 7’ by 4’-
7”, which include the frame around the sign face. This yields an area of 32.08 square feet, which is
slightly over the 32 square foot maximum; however, once the frame is excluded from the calculation,
this sign will be below 32 square feet in size. This area plus the area of the two wall-mounted signs
(23.4 square feet each) is equivalent to 78.3 square feet, which is over the maximum allowed total
permanent sign area of 75.45 square feet for the site. If the actual area of the individual letters and/or
logo of the wall-mounted signs is calculated instead of using the area of the smallest rectangle that
encloses them, it appears that this will bring the total proposed sign area below the maximum allowed;
however, this must be verified on the plans. Please calculate the area of the individual letters and/or
logo on the wall-mounted signs to the extent necessary to show that the total proposed sign area will not
exceed 75.45 square feet.
