W Dear Mr. Murphy: I have reviewed your resubmittal dated May 20, 2011 for the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Site Plan 1.: Please make the following corrections to your site plan: a.The upper floor cantilever on the southwestern portion of the residence is shown on the building plans as projecting two feet over the lower floor; however, the cantilever is indicated as being only one foot on the revised site plan. Please correct this discrepancy. b.Indicate the chimney on the eastern side of the residence. Setbacks 2.: A 7.5-foot side setback is required from the western property line. A distance of 7.57’ from the western property line to the southwestern corner of the upper floor cantilever is provided on the revised site plan. However, since the cantilever is only indicated as projecting one foot over the lower floor on the site plan where the building plans indicate a two foot projection, correcting this discrepancy as discussed in Item #1a could move the southwestern corner of the upper floor into the 7.5-foot side setback. When addressing Item #1a, please provide the shortest distance from the residence (including the upper floor cantilever) to the western property line as measured at a right angle from the property line to ensure that the proposed residence will comply with the minimum required 7.5-foot side setback. Topography 3.: Your revised site plan does not distinguish between pre-development contours and current as-built contours as was done with the prior site plan. Additionally, it appears that some of the contour lines are indicating 2-foot intervals, while others are indicating 5-foot intervals. Please revise your site plan and grading plans to indicate topography lines for the following: pre-development contours, current as-built contours, and proposed contours (if any change is proposed to the current contours). These contours should be indicated in differing line styles, and the elevation of each contour line should be clearly labeled. Additionally, please show all contours at consistent two-foot intervals. Height Calculations: The elevations of Points B and C of the height rectangle were changed with your 4. resubmittal. The elevations of all four corners of the height rectangle must be based on the original grade at these points, not the current as-built or the proposed grade. As you address Item #3 regarding the topography lines, please clearly indicate the original, pre-development elevations of the four corners of the height rectangle and make any necessary corrections to your height calculations so that the height calculations are based on the original pre-development conditions of the site, not the current conditions. All submittals should be made to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
