10-0784 Clearwater.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: 1/12/2010 TO: Clearwater Homes PO Box 432 Marysville, WA 98270 RE: Plan Check: BLD2010784 Project: SFR th Project Address: 22808 96 Pl W During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.The plans submitted for the house do not match the existing foundation footprint. There are several issues to be clarified: a.The revised site plan shows a 24” cantilever across the entire rear wall, instead of the nook area only. b.The upper floor joists will be over spanned if aligned to the cantilevered rear wall location. c.The building square footage needs to be accurate. d.Retrofitted MST48 straps bolted to the foundation do not appear to be functional for shear transfer from rear walls to foundation. Provide transfer details. Include any depth of embedment for holdown anchors. e.Provide gravity calculations for cantilevered joists carrying two floors and a roof, and address point loads from window headers. If the nook is proposed to cantilever 4’, then include the calculations for those joists. f.Indicate a minimum 8” clearance from the cantilevered floor joists to ground R317.1(2) 2.Provide a construction detail for the ½ wall barrier at the edge of stairs that will address the 200# minimum load requirement. The concern is if a short wall is just nailed to the top of the floor, it could overturn with minimal force applied.
