Dear Mr. Erichsen:
I have reviewed the above building permit application for the Planning Division, and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Site Plan
1.: Please make the following corrections to your site plan:
a.The Snohomish County Assessor’s website provides the following legal description for this property:
WICHSERS DEL MAR ADD NO 6 BLK 001 D-00 - LOT 6. The Wichser’s Del Mar Addition No. 6
subdivision indicates dimensions of 77’ by 120’ for this lot; however, your site plan indicates dimensions
of 90.2’ by 120’. Please correct this discrepancy or provide evidence of the property dimensions shown
on your site plan.
b.While correcting the property dimensions on the site plan as described above, the distances from the
residence and proposed deck to all property lines will also need to be updated, and it will need to be
shown that the deck will comply with the minimum required setbacks for the RS-8 zone, which are as
follows: Street = 25’, Sides = 7.5’, Rear = 15’.
c.Due to the correction in the property dimensions, the lot area of the site will also need to be updated.
d.Correct the north arrow.
e.Please explain what the squiggly line is at the bottom of the site plan and what the numbers “000 88”
above it are referring to.
Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or structures on a site

measured from the outside of external walls or supporting members or from a point 30 inches in from the
outside edge of the eaves, whichever covers the greatest area. It is unclear what was included in the lot
coverage percentage provided on the site plan; therefore, please provide a breakdown of the lot coverage
calculations. Note that the lot coverage calculations must include the areas of the footprint of the existing
residence, garage, proposed deck, and any other existing or proposed structures. Please provide the total lot
coverage in square feet and as a percentage of the lot area (the percentage of lot area must reflect the
corrected lot area as discussed above). The maximum allowed lot coverage for the RS-8 zone is 35 percent of
the net lot area.
Height
3.: Please provide the height of the deck on the elevation view.
Erosion Hazard Area: During the critical areas inspection of the property (CRA20100098), it was found

that the site contains an Erosion Hazard Area. Please note that Best Management Practices must be followed
during construction to ensure that proper erosion control measures are utilized. Refer to Edmonds
Community Development Code (ECDC) 18.30 and 23.80 for direction on erosion control.
All submittals should be made to a Development Services Permit Coordinator, Monday through Friday, between
