During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.The bonus room window sill heights are lower than the minimum 24 required by R612.2,
which is to prevent potential injury from falls.
2.Provide a construction detail for the ½ wall barrier at the edge of stairs that will address the
200# minimum load requirement. The concern is if a short wall is just nailed to the top of the
floor, it could overturn with minimal applied forces. Strapping or other approved methods
should eliminate this potential hazard.
3.Sheet 1/3, Project Data appears to be inaccurate.
a.The application and simple arithmetic put the new habitable space at approximately
535 square feet, not 594.
b.Justify how the new garage would eliminate 594 square feet from the total garage
square footage. Perhaps the 4x20 at the stairwell.
4.Include interconnected smoke detectors throughout the existing residence at the bedrooms and
immediate vicinity outside, per R314.3.1.
