11.9.17 - Eng. Plan Review Comments - Footing Drains.pdfFrom: Rivera, Chris To: "John Yuen" Cc: chris@orideventuresllc.com Subject: RE: Brackett"s Corner - Footing Drain Date: Thursday, November 9, 2017 10:42:43 AM John, Per our stormwater engineer he's remarks provided below. "While the one-way valve will prevent backflow from the infiltration systems; it still does not allow the footing drain system to function as intended. During heavy rains, when footing and crawlspace drains are most likely to be needed, the system will not be able to actually discharge. " "Additionally, the roof drains lines are proposed to be connected behind/upstream of the valve; this means that any time the valve is engaged (infiltration facility filled to the valve elevation) flows from the roof drains lines will backwater the footing and crawl space drains." At this time the project will need to proceed per the approved designed plans, unless additional information pertaining to footing drain connections and the infiltration systems can be provided showing elevations and functional use of the footing and crawlspace drainage. Also, we have not yet received additional information for the initial four structures (south side of the subdivision) providing elevations of footing drains compared to tightline connections and the infiltration system. Please provide. If you have any questions, please feel free to contact me. Thank you, Chris B. Rivera Engineering Technician City of Edmonds 121 5th Ave. N.
