Dear Mr. Zahnow,
I have reviewed the above building permit application for the Planning Division. Before I can sign off on
the permit, however, the following information needs to be clarified:
1. Scale: Please revise the site plan to a scale of 1:20 or similar.
2. Setbacks: The site plan shows a 7' side setback from the proposed garage to the eastern property
line. Side setbacks for the RS -8 zone must be a minimum of 7.5'. Please revise as appropriate.
3. Datum: On the site plan, please identify the datum point used as the basis for the height
calculations associated with the proposed garage and indicate its actual or assumed elevation.
4. Height calculations: Please relocate Point A of the height rectangle to the northeast in order to
fit the smallest rectangle around existing and proposed structures. It appears that Point A may
fall outside of your parcel. If that is the case, recalculate the height rectangle using an average of
Points A, and A2 for the one corner that falls off-site per ECDC 21.40.030.B: "If a corner falls
off the site, its elevation shall be the average elevation of the two points projected downward
where the two sides of the rectangle cross the property line." Make any changes to the average
grade and maximum height as needed on the site plan and elevations on Sheet A3.
5. Structural lot coverage: On the site plan, please include structural lotcoverage calculations,
excluding areas of roof overhang. According to ECDC 21.15.110, "[c]overage means the total
ground coverage of all buildings or structures on a site measured from the outside of external
walls or supporting members or from a point two and one-half feet in from the outside edge of a
cantilevered roof, whichever covers the greatest area." Include the existing house, deck and shed
as well as the proposed garage.
You may redline your existing plans or submit three copies of your updated site plan (one reduced size)
and two sets of any updated pages of the building plans. Please make all submittals to a Development
Services Permit Coordinator, Monday through Friday, 8:00 am to 4:00 pm. If you have any questions,
