11-0022 B of A. rain-drain pdf.pdf City of Edmonds DATE: 5/4/2011 TO: Bank of America Attn: Jeff Vehrs 1128 Algonquin Road Woodway, WA 98020 RE: Building Permit Number: BLD20110022 Project Address: 1040 Puget Way Hi Jeff, The city building inspector and I made a site visit to the 1040 single family residence project at the request of the plumber for the project. He had some questions about installing a sump-pump for the area drain at the basement window well. The following issues have become apparent with the excavation work that has recently been performed. 1.The roof storm drains appear to be connected to perforated piping approximately at mid-height of the basement foundation wall. The city Engineering department has made at least three site visits regarding this and related issues, and left a correction notice, as well as a violation notice to correct the roof drainage issue. The problem of water intrusion into the basement could develop if this issue is ignored. The roof storm drains are required to be installed into an approved tight line material and tested according to UPC1109.1. 2.Exposing the basement wall by the excavation, it is now apparent that the basement foundation was not dampproofed as required by IRC406.1, from the footing level to grade. The foundation will need to be exposed and dampproofed by an approved method, and inspected by the city prior to cover. 3.At the time of yesterday’s visit, the bottom of the footing beneath the window well, was not exposed. It is not clear whether there is a sub-soil footing drain at the perimeter of the basement, as required by UPC1101.5, and IRC405.1. If there is a sub-soil drain in place, then it will be acceptable to connect the window well area drain by gravity to the drain. If it becomes necessary to install a new footing drain, it may be acceptable to install an electric sump pump to discharge the water from the footing drain to an approved location, UPC1101.5.3. 4.All work shall be inspected by the city building inspector prior to cover.
