Dear Tracie,
I have reviewed the above building permit application for the Planning Division. Before I can sign off on
the permit, however, the following information needs to be clarified in a written response:
1. Sign Location: The site plan shows the sign to be located on the Main Street side of the building
while the entrance to the dentist's office is on Dayton Street. The elevation rendering shows the
sign on Dayton. Please clarify.
2. Width of Subtenant Space: Please indicate on the site plan the width in feet of the subtenant
space along Dayton Street,
3. Sign Height: According ECDC 20.60.020(L) and (M), the maximum height for a sign with
interior illumination in the Downtown area is 14 feet. ECDC 20.60.020(J) indicates that sign
height is the vertical distance from the highest point on the sign to the finished grade. In this
case, because there is grade change involved, the average height of the top of the sign must be no
more than 14 feet from the sidewalk (measured at each end of the signage, the "S" and "L").
Please verify and revise as appropriate.
4. Time of Illumination: According to ECDC 20.60.020.1-1, no commercial sign shall be
illuminated after 11:00 pm, except that signage may remain lit as long as the business is open.
Please make sure that there is a manual switch or some type of timer designed in the sign in order
to comply with this requirement.
5. Design Standards in ECDC 22.43.040.B: Because the site is located in the BD1 zone, the
design standards of ECDC 22.43.040.13 apply to the proposed signage. Specifically, please
review subsections (8) through (13) and describe in your response how the proposed signage
satisfies the standards.

You may redline your existing plans or submit three copies of your updated plans. Please make all
submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:00 pm.
