Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Color renderings: Please submit one copy (11 x 17 max.) of color renderings showing each of the elevation views of the proposed building as well as the plaza area. 2. Datum point: Please locate the datum point chosen for the height calculations and its actual or assumed elevation on Sheet A1.01. 3. Elevations and height calculations: Please include lines of average, actual and maximum possible building heights on Sheets A7.01 and A7.02 as well as the height rectangle and calculation used to determine them on Sheet A1.01. 4. North facade: The wall behind the tellers and the break area is proposed to be solid. It may be worth considering adding windows to that fagade to provide more light into the interior as well as providing customers and employees with a view of the natural setting at the rear of the parcel. 5. Exterior lighting: Please submit a color photograph and/or the manufacturers specification for each of the proposed exterior light fixtures. 6. Trash: With no trash enclosure proposed, where will the garage cans and/or recycling carts be stored? 7. Transformer: Please show the PUD transformer pad (Sheet C5.01) on Sheets A1.01 and L3.01. 8. Trellis: It appears that the proposed trellis on the eastern elevation will be planted. If that is the case, please indicate the species on Sheet L3.01. 9. Landscaping: a. The required 15' landscape buffer along the western property line shows on small gap near the western corner of the proposed building. Please include additional evergreen plantings in that area to complete the landscape screening (Sheet L3.01). b. Please show the HVAC units on the landscaping plan (Sheet L3.01). c. The pedestrian path in front of the proposed building is shown on Sheet A1.01 to go through from Edmonds Way (SR -104) to Paradise Lane. The connection of the path is not shown on the landscape plans (Sheet L3.01 shows a cluster of Blue Oat Grass). Please revise as appropriate. d. What type of concrete will be used for the seat wall, some type of decorative or otherwise? At 1.5 feet, the wall is fairly low to be used as seating. The structure could be up to 3 feet given its location within a required street setback. e. To provide better access to the proposed plaza, it may be useful to consider creating a meandering pedestrian path from the eastern end of the parking lot to the plaza through the proposed landscaping area. Patrons and employees would likely use the plaza feature more if they could easily see access to it looking east from the building and parking lot. f. To be sited in the proposed location, the monument sign in the plaza may be a maximum of 3 feet high as measured from the highest point of the sign area or its support to the average elevation of undisturbed soil at the base of the supports. Please submit three copies of your updated site plan and two sets of any updated sheets of the building plans.
