Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Indicate minimum slope requirements for the deck surface and how this will be achieved. 2.There appears to be a hinge point in the floor at the splice. The new cantilevered joists do not have a minimum 2 to 1 backspan. Either provide joists spanning to the 5-1/8”x9” GLB, or provide engineered calculations for the splice joint including gravity and deflection loads. 3.Provide a construction detail for the connections of the stair stringers to the landing and deck framing. 4.Indicate on plans the size and spacing for the nailing requirements for the structural wood panels for the floor and shear walls. 5.Indicate the required fastening of the 2x2 balusters and 2x4 railing at guard to meet the 50 psf infill requirements of Table R301.5. 6.Indicate the use of the room in the basement, adjacent to the garage. Bedrooms cannot exit through the garage. There appears to be a window or patio door opening into the garage. The only openings allowed would be a door, minimum 1-3/8 solid wood, metal, or 20 minute rated. 7.Minimum 1/2” drywall is required on the garage side of the separation wall to the residence. 8.Rotation blocking is required between the joists above the new beams. 9.Indicate clearly that a continuous footing is required across the front of the garage, or provide footing sizes and calculations for not doing so. 10.Indicate hurricane clip requirements on plans.
