BASEMENT REMODEL AT 16411 75TH PLACE WEST
Dear Mr. Schoenfeld,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
1. Gradina: Please confirm the amount of cut proposed for this project. Grading for
remodel last year approved through BLD-2010-0440 amounted to 35 cubic yards. If
the combination of the two projects yields grading in excess of 500 cubic yards, a
SEPA determination will be required.
2. New retaining wall: Please provide a site plan and indicate the location of the
proposed retaining wall at the northern corner of the house relative to the required 25'
property line setbacks from the street property lines along 75th Place and the
unimproved 164th Street. Then, if the wall projects into a required setback, indicate the
top of the wall and the existing grade at several points along the wall. Structures
greater than 3' above original grade may not project into a required setback.
You may either redline the existing plans or submit two copies of any revised plan sheets. Please
make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If
