Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1. Provide a letter from the geotechnical engineer of record to indicate that he approves the final design of the building for compatibility with the geotechnical report. 2. Slab on grade detail does not match geo report with 6" free draining rock with relief pipe attached to footing drain. 3. The retaining wall design shall incorporate the geotechnical requirements for the backfill material to be filled 18" wide to a point 12" below grade with a low permeability soil cap. The backfill is also required to be compacted per geo report. 4. Provide proof of the recording of the geotech report with the parcel at the county for future owners per page 16 of the geotech report. 5. Provide a vegetation management plan consistent with the geo report. 6. The isolated footing for the exterior stairs and landings do not meet the minimum 24" requirement of the geo report. Get approval from geotech, or change size of the isolated footings to match the report. 7. Engineer of record: a. Stamp and sign the full sized structural sheets. It is okay to note "Structural only". b. Shearwall note #3 should call for 3"x3"x.229" plate washers, not 3/16". c. Detail 107: Identify sleeve anchor bolt embedment and provide detail of load path for supporting wall load to footing. Show a minimum 1/2" air space between retaining wall and furred wall' or PT wood. d. List required special inspections, if any, for concrete, and rebar, and welding. e. Call out connection hardware for wood posts, columns, and beams. f. Provide top of pier reinforcement connection detail to grade beams. g. Provide calculations and details for 8x21 steel beam for the gravity and lateral loads. Include column and connection details. Include hanger requirement for intersecting PSL beam. Include welding requirements for the 1" bolts and 1/a" kerfs plate @ each bolt. h. Identify minimum rebar lap splices. i. Plans call for 16" diameter concrete piles, while calculation page says 18". Identify correct pile size on plans, or justify. 8. Identify energy credits per WSEC chapter 9. Due to the total square footage of the home, 2 credits will be required. 9. Indicate the slope requirements of the garage floor towards the door opening, and the type of membrane to be used for waterproofing and protecting the wood sub -floor. 10. The waterproof deck shows a slope of I%. Most manufacturers require a 2% (1/4" per foot) slope. Provide manufacturer's product specifications that allow the I% slope. 11. Identify the cfm requirements of the kitchen hood exhaust fan. If exceeding 400 cfm, then makeup air is required. 12. Include a note or detail to balloon frame walls in scissor truss area, or provide details which will eliminate the hinge point. 13. The den is required to have an emergency egress window, and it is not clear on the plans if the proposed window/s meet this requirement.
