Project: Picket Remodel
Project Address: 823 Alder St
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1. Include interconnected smoke detectors throughout the existing residence at the bedrooms and
immediate vicinity outside, per R314.3.1.
2. The storage room adjacent to bedroom #5, lower level would be considered a bedroom and is
required to have an emergency egress opening. If the room does not have a closet, then it would
not be considered a bedroom.
3. Engineer of Record:
a. The longer flights of stairs appear to have overspanned stair jacks. Either provide
center span supports, or calculations to show the code deflection standards will be
met.
b. Provide calculations for the 2x10 joists and 4x12 beam for the small deck. The
typical 2 to 1 minimum backspan is not observed. Indicate connection hardware,
lumber species and grade.
c. Are the doubled 4x 14 beams to be going to be connected to each other? If so, how?
If not, should the plywood diaphragm break occur at a location other than the
between the two beams?
4. A guard is required at the new front stairs, but is not shown on the elevation sheets.
