Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Structural lot coverage: Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Please update the structural lot coverage calculations to include the existing house and proposed addition, the pool house and pool area itself since it is covered by a wood structure, and all decks and sheds. 2. Setbacks: The subject parcel is one of four served by the long driveway off of 188th Street SW. As a result, 8903 1881h Street is considered to be a flag lot. Flag lots have side setbacks all around — in this case, 10'. Please update the site plan to indicate the 10' setback from each property line. 3. Height calculations: Point A of the height rectangle is shown with an elevation of 342.50' but based on the topography it would appear to be slightly less than 342'. Similarly, Point C is shown as 339' while the topography lines would seem to indicate that it is greater than 340'. Please confirm and update the associated height calculations on the site plan and elevation drawings. You may either redline the existing plans or submit two copies of any revised plan sheets. Please make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you have any questions, please contact me at (425) 771-0220.
