SW Dear Mr. and Mrs. Gillis: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Site Plan: Please provide a site plan indicating all property lines and existing structures on the subject site. Since the site plan provided with your application indicates only the southeastern corner of the site, staff is unable to determine if the proposed deck replacement complies with the minimum required setbacks from all property lines, particularly the northern property line. The building permit that was recently issued for your addition (BLD20100789) contains a full site plan of the property on legal -sized paper, which you could use as the base for your current application for the deck. It appears that you are proposing a slightly smaller deck than the existing deck, so please draw the proposed deck to scale on the site plan. Setbacks: The existing deck is located within the minimum required 15-foot rear setback from the northern property line, but it will need to be shown that the new deck will comply with all minimum required setbacks including the 15-foot rear setback. Edmonds Community Development Code (ECDC) 16.20.040.0 provides the following setback exception for single-family residences: "Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point. " The building plans provided with your application indicate that the northern portion of the proposed deck is 17" above grade and that the eastern portion is 2' above grade. Please confirm if the entire deck is uncovered, unenclosed, and less than 30 inches above ground level. If the deck meets the requirements of this setback exception, then it may project into the minimum required setbacks by one-third or four feet, whichever is less. Please indicate the shortest distances from the deck to all property lines and provide additional information on whether the deck complies with the above setback exception. All submittals should be made to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
