Before I can sign off on the permit, however, the following information needs to be clarified in a written response. It is also noted that the spa addition was constructed prior to building permit in 2007. A building permit was approved for the spa addition in 2008 (BLD-2007-1135) but that permit expired in 2010. 1. Rezone contract: The site is subject to a contract rezone (R-04-79, AFN 8005060189). Two portions of the contract impact the proposed spa addition. On page 2, (1)(A)(1) states: The number, arrangement, and shape of buildings may be altered without increasing the gross floor area, general distribution of buildings, or significantly altering the looped circulation system; (1)(A)(2) then states: Parking areas may be mod f ed without reducing the number of spaces provided, the general distribution of spaces, or the amount of landscaping; A site plan approved in 2000 is attached showing the existence of the `storage' area but parking spaces where the spa addition is located. Please explain how the spa addition is not "increasing gross floor area" of the building. Also, the spa addition is clearly displacing five parking spaces when comparing the 2000 site plan with that submitted with this building permit. Please identify where the displaced parking stalls are being relocated on the site keeping in mind that the amount of landscaping may also not be reduced per the rezone contract language. You may redline your existing plans or submit three copies of your updated site plan (one reduced size) and two sets of any updated pages of the building plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:00 pm. If you have any questions, please contact me at (425) 771-0220.
