The parcel is zoned RS-8. The request is to reduce the regular required 25' street setback from your north property line to allow for the construction of an addition to the western portion of your house which would otherwise encroach into that required street setback approximately 6.42 feet; the associated site plan submitted July 18, 2011, shows an actual street setback for your existing house to be 18.58 feet from the street property line along 224th Street SW —the addition is shown to match the existing house setback. Your parcel and those at 9918 224th and 22407 100th Avenue West are the only three houses with northern street property line frontage on 224th between 99th Avenue West and 100th Avenue West. Based on the survey provided (from LSA, Inc., dated 7/28/11), the subject houses are set back from their respective northern street property lines as follows: 22407 100th Avenue W — (3.38' + 3.15')/2 = 3.27' 9918 224th Street SW — (21.02' + 21.21')/2 = 21.12' 9902 224th Street SW — (18.03' + 17.97')/2 = 18' Average front setback per ECDC 16.20.040 (3.27' + 21.12' + 18')/3 = 14.13' As a result, the calculated average front setback from your northern parcel boundary (14.13') would provide sufficient space to construct the addition as proposed in BLD-2011-0550 (set back 18.58'). This determination applies to this project only — it is not a setback variance which runs with the land. Any proposed future construction on the northern portion of your lot which does not meet the regular required 25' street setback will require a separate average front setback determination.
