Dear Mr. Rucker:
I have reviewed the above building permit application for the Planning Division, and it was found
that the following information, corrections, or clarifications will need to be addressed before review
can continue:
1.Property Dimensions: Please verify the layout and dimensions of your property, as your site
plan does not appear consistent with our maps. In particular, it appears that an access easement
runs near the western side of your property containing a shared private access road. It is
unclear if this easement runs on or
adjacent to the northern portion of
your property. Refer to the inset
image. Although the locations of the
property lines do not always line up
very well with the aerial image, this
picture shows a more square shape to
the property and also shows the access
road running on the eastern side of the
site. Please verify all property
dimensions and the lot layout
indicated on your site plan for
accuracy. It may be easier to correct
this by submitting a new site plan
instead of marking these corrections
on the site plan that we currently have
on file. If you submit a new site plan
to correctly indicate the above
information, please submit three
copies of the revised plan.
2.Setbacks: Since your property has an access easement that serves five or more lots running
along/adjacent to the northern and eastern sides of your property, your property is considered a
corner lot. As such, a minimum 25-foot street setback must be taken from the edges of the
access easement that are closest to the deck. Thus, please indicate on the site plan the shortest
distances from the deck to the closest boundaries of the access easement where it runs
along/within both the northern and western sides of the property. Please also retain the setback
distances indicated from the eastern and southern property lines in order to show compliance
with the minimum required side setbacks.
3.Erosion Hazard Area: A critical areas determination was issued for your property on October

5 under File No. CRA20110095 indicating that your property contains and/or is adjacent to an
Erosion Hazard Area. Please indicate your proposal for erosion control, such as a silt fence,
including the location of such erosion control on the site plan.
4.Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or from
a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers
the greatest area. The maximum allowed lot coverage for the RS-20 zone is 30 percent of the
net lot area. Please provide lot coverage calculations on your site plan, including the footprint
of the existing residence, proposed deck, and any other structures on the site (i.e. shed, garage,
gazebo, decks, covered patios, etc.). Since lot coverage is calculated as a percentage of the net
area of the site, please also include the gross and net area on the site plan. Net area is the total
(gross) area of the site excluding any area of vehicular access easements.
All submittals should be made to a Development Services Permit Coordinator, Monday through
