Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Chimney dimension: Please verify the size of the proposed chimney above the 25' maximum height. According to ECDC 21.40.030.D.4, chimneys may exceed the height limit by up to 3' but they may not be more than 9 square feet in horizontal section for that portion above the height limit. As proposed, the chimney appears to be a little more than 2' x 5' at the very top which would make the chimney at least 10 square feet in section. 2. Structural lot coverage: Please identify the square footage of structural lot coverage for the proposal. According to ECDC 21.15.110, "[c]overage fneans the total ground coverage of all buildings or structures on a site measured front the outside of external walls or supporting rneinbers or from a point two and one-halffeet in from the outside edge of a cantilevered roof, whichever covers the greatest area. 3. Retaining walls: Structures such as rockeries and retaining walls may be no taller than 3' above original grade within a required setback area. The two proposed retaining walls near the west property line are shown to be 4' tall within the 10' side setback area. Please revise the walls and grading accordingly. Please submit three copies of your updated site plan (one being reduced size of 11 x17 or smaller) and two sets of any updated sheets of the building plans.
