Dear Ron,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and additional plan submittal:
Vegetation manallement plan: Please submit a vegetation management plan for the
subject lot, as was required as a condition of approval for the associated short plat (File
No. PLN20090043). The plan must show the retention/establishment of native
vegetation over 30% of the parcel. Provide a list of species to be planted within this
area and specify the spacing and locations of the chosen (or retained) native plants.
Maintenance provisions must be established as part of the plan.
Please include a cost estimate for all labor and materials in order to determine the
amount of the required 3-year maintenance bond. The bond amount will be 15% of the
cost of the submitted estimate. Please note that the bond does not have to be posted
until after the vegetation has been installed, but prior to final Planning inspection and
sign off.
For reference, please see the vegetation management plan prepared for the adjacent lot
generated with building permit BLD-2010-0999.
Please submit three copies of any updated site or landscaping plans (one being reduced size
of 11 x 17 or smaller) and two sets of any updated sheets of the building plans. Please make
all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you
