Dear Mr. Byam,
I have again reviewed the referenced building permit application for the Planning Division.
Before I can sign off on the permit, the following issues need to be addressed through the
submittal of a response letter and updated plans with changes called out:
1. Critical area checklist: The City does not have a critical area checklist on file for the
site. Because there will be ground disturbance as part of the proposed project, a
critical area determination is needed. Please submit a checklist online or a signed
paper copy with the associated fee at the permit counter. Online permitting and

2. Geotechnical report: Please submit a geotech report prepared by a qualified
professional. The slope to the west of the project site will be classified as a potential
landslide hazard area based on the height and grade of the slope (ECDC
23.80.020.B.2). It is understood that the proposed project will not disturb the slope;
however, the critical areas code requires a 50' buffer and 15' building setback from
the base of such a slope. That said, the buffer and setback can be reduced or
eliminated entirely by submitting a geotechnical report prepared in accordance with
ECDC 23.80.050 and 23.40.090 that addresses the criteria in Sections 23.80.060 and
23.080.070 ECDC.
3. Cost estimate for landscaping bond: Please provide a cost estimate for all labor and
materials required for installation of the proposed landscaping.
