Dear Brian,
I have reviewed the above building permit application for the Planning Division. Before I can sign off on the
permit, however, the following information needs to be clarified in a written response:
1. Lot line adjustment or combinatian required: Based on the November 2011 parcel layer the City
received from the County Assessor's Office, it appears that the property line between 9521 and
9531 has been eliminated. While the County may process a lot segregation or merger
independently of the City (the County's Property Account Summary notes that a 'Seg/Merge' was
completed for the parcels on 9/14/11), that does not relieve the landowner of the responsibility to
obtain City approval for moving or removing lot lines if that is desired. Therefore, you must submit
and receive approval for either a lot line adjustment or a lot combination at the City if you intend
to remove the line between the two parcels.
The requirements for lot line adjustment are found in ECDC 20.75.050; those for lot combination
are in ECDC 20.75.055. Since it looks like you have a recently produced survey from Core Design
(dated 7/19/11, with the building permit application), it would appear that the lot line adjustment
process would be easier. Either way, the fee is the same - $420. Refer to the linked handout for
submittal requirements for a lot line adjustment and what additional information would have to
be added to the survey if the lot line adjustment is desired:
