Please find my response to your comments in red to each comment below. Changes are indicated to
where you can locate it on the revised plans (clouded).
ln additionnto the responses, l've made some additional revisions and modify the plan set to
accommodate the correct scaling. As a result, all of the details have been consolidated to D-1 and D-2
New page created: title page (T-1), details page 2 l,D-z]'and elevation page (P-4).
The following corrections were made reflect the gravity calculations for new structural members. All
are clouded on the plan set:

Please be advised that the building plans for the above referenced project have been disapproved for the
purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance
with the applicable building codes, it was found that the following information, clarifications, or changes are
needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional
comments that require attention beyond the scope of this letter. ltems that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents. including a written response
in ¡tçm¡zed letter format indlcating where the'clouded' of otherwise highlighted changes can be found
on the revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd
Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from
8:30am-12pm on Wednesdays,
General:

1. The proposed alteration is required to comply with the prescriptive requirements of
the 2015 Washington State Energy. Additionally, in accordance with R406.2, the
project must select additional energy credits. Please select a minimum of .5 credits
from table R406.2 and indicate the selection on the plans. Also see section R502.1.1
(Exception) in the 2015

Response: Selected EFFICIENT BUILDING ENVELOPE Ld: Prescriptive compliance is based on Table
R402.1.1 with the following modifications; Vertical
fenestration U = 0.24 (0.5 Credits from table R406.2)- (page GN-L #36)
2. Scale on plans indicate%"= 1'-0" and L"= 20' . During review these scales appear to
be incorrect. Make corrections and indicate on plans.
Response: Scale updated and correct as indicated on plans.
3. Provide gravity calculations for new structural members. This can be done by your
Designer or Washington state licensed Architect/Structural Engineer
Response: see attached gravity calculations for new structural members (2 copies)
4. lt appears that pages P-1, P-2 and P-3 and Option #2 detail on D-1 indicate a deck
(Permit not required) per section R105.2 (10). Omit from plans.
Response: deck omitted form plans (A-1) and site plan S-1
5. lt appears that there is open space between the %" or 23/32 plywood floor and R-7.5
rigid insulation. WSEC Table R402.1.1 requires a floor R value of 30. Provide changes to
meet the WSEC standard.
Response: lnstall floor fiberglass bat insulation (R2a) between floor joist for a combined min R
value of 30. Clouded changes D-2,
6. The notation (DR) has been indicated on the plans for theS/r" x12" xL2'
glulam beam to be used. Clarify what the notation (DR) represents.
Response: Typo. Notation updated to DF = douglas fir. Kitchen hood fan shall be 400 CFM max.

7. Note 13 indicates R-15 in converted exterior wall.R15 will be permitted in
existing condítioned space, The current garage will be required to be
converted to R21. See WSEC R502.1.1.1Building Envelope (exception).
Response: converted garage wall shall have R2L insulation. Clouded updated note #L3 on GN-1
L Note 35 indicates relocate/replace range and hood fan. (+500 CFM kitchen hood
fan). See section M1503.4/ M1503.4.1 (2015 lRClanything in excess of
400 CFM, will require make up air. Clarify and change on the plans.
Response: Kitchen hood fan shall be 400 CFM max. Clouded updated note #35 on GN-1

9. lt appears that the foundation has no changes. Based on the assumed calculations of the
proposed Glulam beams. lsolated footings will be required to support the proposed
Glulam beams. Clarify and indicate on the plans.
Response: Proposed 2'x2'x8" isolated footing for support column of proposed 20'glulam beam
GN-l#37. Added to plans on page P-t,P-Z and P-3.
10. New footing under slab detail indicates a #3 vertical rebar at 48" OC standard hook
on each end. Section R403.1.3.1 requires to have a #4 bar at 48" OC.
Response: updated to #4 vertical rebar - clouded changes on D-2.
11. New footing under slab does not indicate the depth of foundation below grade.
Section amendments 19.05.020 (A) table R301.2 (1) #6 indicates that the frost line
depth to be 18". Provide dimensions to indicate the depth of the new foundation
footing under slab.
Response: Depth of footing to be 18" below grade - clouded changes on D-2
Upon review of the resubmitted documents, additional comments may be generated
