Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Structural lot coverage: Please provide a breakout of the structural lot coverage in square feet for each of the structures on the site. According to ECDC 21.15.110, "Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area." This would include the house and patio cover as well as any porches, decks, sheds and the like. Calculate the total structural coverage as well as the lot coverage as a percentage of the total square footage of the lot (the County Assessor has the lot as being 10,018 square feet). Show the breakout and coverage calculations on the site plan. 2. Height calculations: Height calculations for the covered patio must be provided. For assistance in preparing height calculations, please reference Handout B41: http://www.edmondswa.gov/images/COE/Government/Departments/Development Services/Building Division/Forms Handouts/B41-HEIGHT.pdf. Show the corner elevations and calculations on the site plan and the lines of original grade, actual built height, and maximum allowed height on the elevation drawings.
