PERKINS DECK, LOCATED AT 808 DALEY ST.
Dear Applicant:
I have reviewed your resubmittal received on July 10, 2012 for the above building permit application
for the Planning Division, and it was found that the following information, corrections, or
clarifications will need to be addressed before review can continue:
1. Site Plan: Refer to Handout #B57 (attached) for minimum site plan requirements, and revise
your site plan as necessary to include the minimum site plan information (i.e. lot dimensions,
1" = 20' scale, streets, alleys, easements, topography, existing features, etc.). It may be helpful
to use the survey from the recent subdivision (File No. PLN20080006) to assist with adding all
required information to your site plan.
2. Setbacks: All portions of the proposed deck must comply with the minimum required setbacks
of the RS-6 zone. Although your plans indicate that the eastern side of the deck is proposed to
be 15 feet from the southern property line, the southwestern corner of the deck does not appear
to comply with this setback requirement. In order to show compliance with setback
requirements, please indicate the minimum required setback lines on the site plan, including the
15-foot rear setback, 5-foot side setbacks, and 20-foot street setback. Refer to the recently
recorded subdivision (AFN 201206225002) for assistance with indicating the setbacks on the
site plan. The deck must be modified as necessary to comply with these setback requirements.
In addressing compliance with the 15-foot rear setback requirement, please keep in mind that a
minimum landing depth of three feet as measured from the centerline of the door opening must
be met. This might require relocating the door if necessary.
3. Stream: A stream is located on the adjacent property to the south, which has a minimum
required buffer and critical areas building setback projecting onto the subject site. Please
indicate the stream on the site plan and indicate the lines of the minimum required stream
buffer and critical areas building setback. Refer to the recorded short plat (AFN
201206225002) for clarification on location of the stream buffer and critical areas building
setback. ECDC 23.40.280 allows uncovered decks to project into the critical areas building
setback; however, the deck must still comply with the minimum required building setbacks as
discussed above.
4. Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or from
a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers
the greatest area. The maximum allowed lot coverage for the RS-6 zone is 35 percent of the
net lot area. Please provide lot coverage calculations on your site plan, including the footprint
of the existing residence, proposed deck, and any other structures on the site (i.e. shed, garage,
gazebo, decks, covered patios, etc.), and calculate the proposed lot coverage as a percentage of
the net area of the lot.
5. Height: Indicate the height of the proposed replacement deck on an elevation view.
6. Landslide Hazard Area: Due to the proposed deck's location within the minimum required
50-foot buffer from the Landslide Hazard Area, a geotechnical report addressing the applicable
critical areas requirements of ECDC 23.40 and 23.80 is required.
All submittals should be made to a Development Services Permit Coordinator, Monday through
