The site plan submitted with the building permit application has the southern boundary of the access easement appearing to be the northern property line; however, based on the subdivision plans that created this property, the northern property line should run down the center of the access easement (see attached copy of short subdivision S-11-84). Please verify and indicate the correct property lines while still showing the location of the access easement on the site plan. 2. Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. The maximum allowed lot coverage for the RS-12 zone is 35 percent of the net lot area. Please provide a breakdown of the lot coverage calculations, including the area of the footprint of the existing residence and the footprint of the proposed deck, landings, and stairs as well as the footprints of any other existing structures on the site. Please also provide the proposed lot coverage in square feet and as a percentage of the net lot area on the site plan. 3. Height: One of your elevation view details indicates a height of 115 inches from ground level to the top surface of the deck, but please also provide the total height from ground level to the top of the deck railing. These items may be redlined on the plan set that we currently have on file for your building permit application. All submittals should be made to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
