RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2012-0170
ADDITION/REMODEL AT 832 PINE STREET
Dear Mr. Page,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
1. Datum point: It looks like the NW property corner is being used as the datum point
for the project. If there is a permanent point of reference there, that's fine, but please
label what it is. Otherwise, please select a permanent point, such the top of the
nearby fire hydrant or the water meter near the western property line, for the datum.
2. Erosion hazard area: The site contains slopes identified as erosion hazard areas. As a
result, according to ECDC 23.80.050.G, please submit the following information:
"Report requirements for stable erosion hazard areas may be met through
construction documents that shall include at a minimum an erosion and sediment
control plan prepared in compliance with the requirements set forth in Chapter 18.30
ECDC."
3. Tree retention and protection: Please submit a tree retention plan prepared
according to ECDC 18.45.045.A.6 and describe how the protection standards of ECDC
18.45.050.1-1 will be met.
4. Retaining wall and fence: A retaining wall and fence are proposed near the
pedestrian entrance off the alley. For that portion of the structure within the required
10' side setback, the wall and fence may only be 3' and 4', respectively, according to
ECDC 17.30.000.D. Please reconfigure the wall and fence to satisfy this code
requirement.
Retaining wall: A portion of the new eastern retaining wall is shown to extend into
the 10' side property line setback on the south. Retaining walls may only be three feet
in height above original grade within setback areas. Please provide a top and toe
elevation for the wall at a location in the setback.
6. Elevations: Please label and include the heights for the average original grade, the
proposed height, and the maximum allowed height on the Elevation sheets.

Please submit three copies of your updated site plan (one being reduced size of 11 x17 or
smaller) and two sets of any updated sheets of the building plans. Please make all
submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you
