PROPOSED GARAGE, DECK AND RAMPS AT 19005 80T" AVENUE WEST
Dear Mr. Green,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
Ramps, landings and north deck: The proposed concrete ramps and landings as well as
the new north deck project into the required 7.5' setback above and beyond the
allowed exception listed in ECDC 16.20.40.0 ([ujncovered and unenclosed porches,
steps, patios and decks may project into a required setback not more than one-third of
the required setback, or four feet, whichever is less; provided, that they are no more
than 30 inches above ground level at any point).
It is understood that this project is for handicapped access and therefore a request for
Reasonable Accommodation would be appropriate in accordance with ECDC 17.05 (as
opposed to a variance request). To start the accommodation process, please submit a
land use application and cover letter requesting accommodation under ECDC 17.05,
signed by Mr. Wheeler, indicating which aspects of the project provide the
accommodation — ramps, landings, north deck — and any other proposed facilities. The
fee for such a request is $130.00
The City will draft a reasonable accommodation covenant and is required by code to
notify residents within 300' of the site of the accommodation. Something to keep in
mind, the structures installed as part of the reasonable accommodation will eventually
have to be removed since such accommodations are personal to the applicant so it may
be worth considering constructing the ramps out of wood or something less solid than
concrete.
2. Plot plan: Please show the proposed landings and north deck on the plot plan along
with the required 7.5' setback line from the property lines (or access easement on the
north).
3. Elevations: Please provide a scale for the elevation drawings.

Please submit three copies of your updated site plan (one being reduced size of 11 x17 or
smaller) and two sets of any updated sheets of the building plans. Please make all submittals to
