NEW SFR AT 808 9TH AVENUE SOUTH
Dear Mr. Cooper,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
Critical area checklist: The City does not have a critical area checklist on file for the
new lot at 808 9th Avenue South. There was one for the larger parcel prior to short
plat (CRA-2003-0071), but a new checklist is required for the 808 9th parcel itself.
2. Structural lot coverage: Please provide a breakout of the items contained in the lot
coverage calculation. ECDC 21.15.110, "[c]overage means the total ground coverage
of all buildings or structures on a site measured from the outside of external walls or
supporting members or from a point two and one-half feet in from the outside edge of
a cantilevered roof, whichever covers the greatest area." As proposed, nearly all of
the structural lot coverage is being allocated which will leave little flexibility for future
placement of tool sheds and the like.
3. Scale of reduced site plan: Please identify the scale on the site plan.
4. Decks: The western decks appear to encroach slightly in the required 15' property line
setback in that location. According to ECDC 16.20.040.C, unenclosed decks may
project into a required setback the lesser of one-third the setback or four feet as long
as no point is above 30" above ground level. A railing is shown which encloses at least
some of the decks. Please verify the distances in question and revise the extent of the
deck(s) as appropriate.
5. Height calculation: On the site plan, the total height is shown as 1216.08'. It appears
that the four corner elevations should calculate out to a total of 1217.3'. Please verify.

Please submit three copies of your updated site plan (one being reduced size of 11 x17 or
smaller) and two sets of any updated sheets of the building plans. Please make all
submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you
