Planning and Engineering have reviewed the revisions but still cannot sign off without some additional clarification. Please submit corrections as noted below: 1) Retaining wall elevations. On the site plan, the two northwestern elevations on the west retaining wall appear to be slightly off. Both points are west of the 302' original contour (less than 302') but the original grades for each are shown as 302' and 302.5', respectively. The original grade for those points should be more along the lines of 301.5. Please verify. 2) Driveway profile. Please submit a driveway profile including the bottom of the retaining wall (approximately 300') to the finished floor elevation (307.5'). The interior portion of the driveway shows elevations at 305.8'; however, it appears that the original grade in the immediate area falls around the 302' original contour. Because this portion of the driveway structure is located within the required 15' rear property line setback, all portions of the structure can be no greater than 3' above original grade within that area. As a result, it would appear that the top of the driveway in that area could range from a little bit more than 305' near the southern end of the driveway to a little less than 305' toward the middle and north. Recalculation of the grade of the driveway will be required and must be shown on the profile. According to ECDC 18.80.060.D, driveway slopes shall not exceed 14%. The slope requirements are not an average of the slope but are actual spot locations. The driveway should not have any location on the driveway that exceeds a 14% slope. 3) Site Plan Revision: The Site Plan should also show the cross slope of the driveway. The cross slope should be no greater than 2%. You may need to lower the driveway or place a retaining wall along the west side of the deck (the retaining wall will need to be engineered and meet all city codes), etc. to achieve this. Please submit three copies of your updated site plan and driveway profile (one being 11 x17 or smaller) and two sets of any updated sheets of the building plans.
