Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Maximum allowable height for accessory structures: On the Plot Plan, the maximum allowable height for the BBQ roof is shown as 25' as opposed to 15' according to ECDC 16.20.050.B. It is noted that the structure is proposed to be less than 15' so this is simply a minor housekeeping matter. 2. Structural lot coverage: Please provide a breakout of the items contained in the lot coverage calculation. ECDC 21.15.110, "[c]overage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area." Include the BBQ roof, the portions of the existing house being retained, the additions, etc. 3. Structures in new driveway: On the Plot Plan, please identify the half -oval structures shown between the proposed garage doors. That portion of the fagade is currently nonconforming with respect to setbacks (20' as opposed to 25'), therefore any new structures in that location would have to be less than 3' to be located within the setback area. 4. Cement wall: The cement panel wall is proposed to project approximately 39" into the required 25' street setback from the north property line. There are exceptions in the code for encroachment of some structures (ECDC 16.20.040) but a wall such as this is not specifically mentioned.
