MEADOWDALE ROAD Dear Mr. Chandler, I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Two -car or three -car garage: The three -car garage option is shown on Sheet A9 and the site plan while the two -car option is shown on Sheet A8 and the other building plan sheets. Please confirm which is desired and make any changes to the height rectangle and calculations, structural lot coverage, etc., as appropriate. 2. North setback encroachments: It appears that a portion of stairs enclosed by railings encroaches into the north setback area. Per ECDC 16.20.040.C, "[u]ncovered and unenclosed porches step, patios, and decks may project into a required setback not more than one-third of the required setback or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point." Please explain how stairs satisfy this setback requirement or make changes as necessary. Likewise, a block wall is shown encroaching into the north setback area. Such structures can be located within a required setback but may be no taller than 36" according to definition of 'structure' in ECDC 21.90.150. Please confirm the height of the wall and whether it satisfies the setback requirement. Please submit three copies of your updated site plan (one being reduced size of 11 x17 or smaller) and two sets of any updated sheets of the building plans.
