Dear Mr. Sitzmann,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
1. Height calculations: Please review Handout B61 (Item #5, E & F) and submit
appropriate height calculation information for the addition on the site plan and an
elevation drawing. Both handouts are available here:
http://www.edmondswa.gov/services/permits-development/handouts-
forms/handouts-bv-number.html. When choosing a datum point, select a permanent
point of reference such as a manhole cover, water meter, street monument, fire
hydrant, or the like. Also, the corner points of the smallest height rectangle are taken
at the building envelope rather than the edge of the roof as it appears to be shown on
the site plan. Please verify.
2. True and accurate site plan: Please submit a true and accurate site plan using
handout B61 (Item #4). Show all existing structures, required setbacks for the RS-8
zone, etc.
3. Structural lot coverage: On the site plan, please include structural lot coverage
calculations, excluding areas of roof overhang. According to ECDC 21.15.110,
"[c]overage means the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members or from a point
two and one-half feet in from the outside edge of a cantilevered roof, whichever
covers the greatest area." Include the existing house, proposed addition, accessory
buildings and the like. Provide a square footage for each structure as well as coverage
as a percentage of total lot area.
4. Lot area: The lot area shown (9,800 sf) does not agree with that on the County
Assessor's website (approximately 8,650 sf). Please verify.

Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or
smaller) and two sets of any updated sheets of the building plans. Please make all
submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you
