Dear Applicant:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Your building elevations and main floor plan indicate a fireplace bumpout on the

northern side of the residence; however, your site plan indicates a fireplace bumpout on the southern
side of the residence. Please correct this discrepancy and indicate the fireplace bumpout in its correct
location on all applicable plan sheets.

side of the garage on the site plan.
3.Window Ledges: Please make the following revisions regarding the window ledges indicated on the
building plans within the den and bedroom #4:
a.Indicate the outlines of these window ledges as part of the overall outline of the residence on the site
plan.
b.Window ledges are not exempt from setback requirements. As such, the house must be shifted to
the east in order for the western façade of the residence (including the window ledge in the den) to
be a minimum of 25 feet from the western property line.
c.The height rectangle must include the entire footprint of the residence (excluding up to 30 inches of
eaves). As such, the boundaries of the height rectangle must be corrected in order to include the
window ledge within the den. Please revise the elevations of Points A though D as necessary to
reflect the new location of the residence as discussed above and to include the window ledge within
the den. The height calculations will also need to be revised as necessary to reflect any changes to
the elevations of Points A through D, keeping in mind that the numbers cannot be rounded up when
making the calculations. If this causes any change in the average grade, maximum allowed height,
or proposed height, these figures must be revised as shown on the building elevation views in
addition to the site plan.
4.Lot Coverage: Please confirm that the lot coverage calculations include the entire footprint of the
residence (including all corrections to the site plan discussed above), excluding up to 30 inches of eaves.
Please submit three copies of your revised site plan and two copies of all revised building plan sheets to a
Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
