NEW SFR AT 17528 TALBOT ROAD
Dear Mr. McClellan,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and through the submittal of updated plans:
1. Reduced -size site plan: Please submit one copy of a reduced -size site plan (11" x 17"
or smaller).
2. Scale on site plan: Please update the scale on the site plan to 1" to 20' or similar
engineering scale.
3. Datum point: On the site plan, please label the selected datum point used for the
height calculations and indicate its elevation whether actual or assumed.
4. Geotechnical buffer and setback: On the site plan, please show the 35' buffer and 15'
building setback described in the associated geotechnical report from GeoEngineers
dated August 2, 2012.
5. Trellis over deck: On Sheet A3.0, a trellis is shown over the proposed deck which is
not shown on the site plan. Please add the trellis to the site plan if that is desired; if it
is, the height calculations will need to be adjusted to account for the trellis since it
covers the deck. Points A and C of the height rectangle would need to be shifted west
approximately 17'. This would likely change the average original grade and the
maximum allowed height, which would need to be updated on the site plan as well as
Sheet A3.1.
6. Existing fencing: Is the existing metal fencing to be retained or is new fencing
anticipated? If new fencing is desired, show that on the site plan and update the
geotechnical report to describe the impact of the removal of the old and the
installation of the new on the slopes on the property.
7. Winter BBQ area: Please label the proposed 'winter BBQ area' on the site plan (as
shown on Sheet A2.1). Also, please confirm that the feature meets the setback
exception for unenclosed porches in ECDC 16.20.040.0 ("...one-third of the required
setback, or four feet, whichever is less...").

Please submit three copies of your updated site plan (one being reduced size of 11 x17 or
smaller) and two sets of any updated sheets of the building plans. Please make all
