W Dear Mr. Freeman: PLEASE REPLACE THE LETTER THAT I SENT THIS MORNING WITH THESE REVISED COMMENTS. I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1.Site Plan: Please make the following revisions to your site plan: a.The lot area is stated in the site plan incorrectly. Per the subdivision that created the subject lot (Lot 1 of S-98-121), the lot is 26,957 square feet. Revise accordingly. b.The minimum required setbacks are indicated incorrectly on the site plan. Please revise the minimum required setbacks to show a 10’ side setback from the southern property line and a 5’ rear setback from the eastern property line (typically the rear setback is 25’, but it may be reduced to 5’ for detached accessory structures covering less than 600 square feet). c.A plot plan for the property received by the city in 2002 (attached) indicates a stream and pond on the south and western portion of the property. Please revise your site plan to include all existing critical areas on the site, including this stream and pond. d.The above mentioned plot plan received in 2002 also indicates a deck on the eastern side of the house. If this deck still exists, it must be indicated on the revised site plan. e.In addition to providing three large-format copies of the revised site plan, please provide a reduced copy (8.5” by 11”). 2.Height Calculations: Please make the following corrections to your height calculations: a.Indicate the datum point (including its location and elevation) utilized for the height calculations on your site plan. b.The maximum allowed height for accessory structures in the RS-12 zone is 15’. As such, the elevation of the maximum allowed height must be corrected within the height calculations on the site plan and as shown on the building elevation view. 3.Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. The maximum allowed lot coverage for the RS-12 zone is 35 percent of the net lot area. Please indicate the proposed lot coverage (including the footprints of all existing and proposed structures) in square feet and calculated as a percentage of the net lot area. If the existing deck mentioned is covered and/or if it exceeds 30” in height above grade, it must be included in your lot coverage calculations. Please submit three copies of your revised site plan and two copies of all revised building plan sheets to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
