Before I can sign off on the permit, however, the following information needs to be clarified in a written response and on updated plan sheets: 1. True and accurate site plan: Please verify that the site plan submitted is true and accurate and that it shows all structures on the site, whether permanent or temporary, including detached structures like sheds. Verify the setbacks to the house and addition given the 1":20' scale. 2. Structural lot coverage: Please provide a breakdown of the structural lot coverage in square feet for each of the structures on the site. According to ECDC 21.15.110, "Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area." This would include the house and addition as well as any porches, decks, sheds and the like. Calculate the total structural coverage as well as the lot coverage as a percentage of the total square footage of the lot (the County Assessor has the lot as being 10,941 square feet). Show the breakout and coverage calculations on the site plan. 3. Height calculations: Height calculations for the addition must be provided. See the enclosed handout (B41) for assistance. Show the corner elevations and calculations on the site plan and the lines of original grade, actual built height, and maximum allowed height on the elevation drawing.
