Dear Mr. and Mrs. Jackson:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
1.Site Plan: Please make the following revisions/corrections to your site plan:
a.It was noted that your site plan is not drawn to scale. Please re-draw your site plan at a scale of
1” = 20’.
b.Based on aerial photographs of the site, it appears that there may be more existing structures on
the site than what is indicated on your site plan. Please verify that all existing and proposed
structures (including sheds) are indicated on the site plan.
2.Property Dimensions: The Snohomish County Auditor’s records include the following legal
description of your property: HANBURYS SOUND VIEW TRS BLK 009 D-03 - S 70FT OF N1/2 LOT
1 & S 70FT OF E 55FTOF N1/2 LOT 2
This legal description indicates a north/south property dimension of 70 feet, not 80 feet as indicated
on your site plan. Please refer to the enclosed copy of Hanburys Sound View Tracts, and utilize the
above legal description to correct the property dimensions on your site plan, specifically reducing
the width of the property from 80 feet to 70 feet.
3.Lot Area:Update the lot area on the site plan to reflect the area contained within the correct
property dimensions.
4.Setbacks:After making the above requested corrections to your site plan, please verify the
proposed setback distances indicated from all property lines to the proposed garage. The minimum
required setbacks for the RS-8 zone are as follows: Street = 25’, Sides = 7.5’, Rear = 15’ (the rear
setback may be reduced to 5’ for detached accessory structures with a footprint of less than 600
square feet). Staff will be unable to approve your proposed garage unless it can be shown that it
will comply with these minimum required setbacks.
5.Height:Please address the following comments regarding the height of the proposed garage:
a.Provide height calculations on the site plan. Refer to Handout #B41 (enclosed) for guidance.
In addition to providing the height calculations, the height rectangle and elevations of all four
corners of the height rectangle must be indicated on the site plan.
b.Indicate the datum point (including what it is and its elevation) on the site plan.
c.The maximum allowed height for detached accessory structures is 15 feet above original grade.
Indicate the average grade, maximum allowed height, and proposed height on the site plan as
well as on the building elevations.
6.Lot Coverage:Lot coverage is defined as the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting members or from a point two
and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest
area. The maximum allowed lot coverage for the RS-8 zone is 35 percent of the net lot area.
Please provide a breakdown of the lot coverage calculations (including the footprints of the existing
residence, covered porch, deck if over 3 feet in height, sheds, proposed garage, and all other
existing and proposed structures). Please indicate the proposed lot coverage in square feet and
calculated as a percentage of the net lot area (keeping in mind that the lot area needs to be revised
as stated in Item #3 above).
7.Business:The scope of work indicates that the proposed garage will be utilized for storage of
business equipment. Please provide a written description of what your business is. A business
license is required to be obtained through the City Clerk’s Office for all home occupations.
Additionally, all home occupations must comply the criteria of Edmonds Community Development
Code (ECDC) Chapter 20.20, which is available via the following link for your reference:

Please submit three copies of your revised site plan and two copies of all revised building plan sheets to a
Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
