Dear Applicant:
I have reviewed the above building permit applicationfor the Planning Division,and it was found
that the following information, corrections, or clarifications will need to be addressedbefore review
can continue:
1.Critical Areas:Since the proposed work involves disturbing the ground, a critical areas
checklist and determination is required.Please submit a critical areas checklist and
associated fee of $155. Staff will then visit the site to determine if there are any critical areas
located on and/or adjacent to thesite. If it is determined that critical areas are present on
and/or adjacent to the site, a critical areas report may be required.
The checklist can be submitted at the Development Services Permit Counter Monday through
Friday between 8:00am and 3:45pm. You may obtain the checklist via the following link:

2.Setbacks:The proposed circular seating area must comply with setback requirements. The
minimum required setbacks applicable to the RM-1.5 zone are as follows: Street = 15’, Sides
= 10’, Rear = 15’.Pursuant to ECDC 16.30.040.C,uncovered and unenclosed porches, steps,
patios, and decks may project into a required setback not more than one-third of the required
setback, or four feet, whichever is less; provided, that they are no more than 30 inches above
the ground level at any point.Please show that the circular seating area complies with these
setbackrequirements or remove it from the plans.
3.Retaining Wall:Please indicate the heightsof all sections of the proposed retaining wall as
measured above original grade. It must be shown that the wall does notexceed three feet in
height over original grade wherelocated within the minimum required setbacks.
4.Design Review:Design review is required for the proposed improvements, which requiresa
feeof $115. Please note that this fee will be due upon issuance of the building permit.
5.Building Use:The existing building was permitted as a multi-family residence and is located
within the Multi-Family Residential, RM-1.5, zone.Please note that if a change from the
permitted use is proposed, further permitting is required,and the proposed use must be shown
to comply with the alloweduses of the RM-1.5 zone.
Please submit three copies of your site plan and two copies of all revised building plan sheetsto a
Development Services Permit Coordinator,Monday through Friday,between8:00 am and4:30 pm.
